I moved back to Llano, my hometown, after coaching a few years. I opened my own real estate office in 1985 and now have an office in Llano, Kingsland, and Sunrise Beach, which services the Lake LBJ area. In addition to being a real estate broker, I am also a licensed real estate appraiser. Over the years, I have been active in civic activities and public office. My wife, Sherrie, and I have three children. Dawna is attending Colorado State in Fort Collins, Colorado where she is playing golf for the CSU Rams and is a chemical engineering major, Nathan is attending Texas Tech and is a civil engineering major, and Andy is still in Llano High School and plays football and basketball. I feel very fortunate to live in a place where so many good folks want to live or just come play. This area is full of history and I still enjoy hearing and keeping up with the many stories of Llano’s Legend and Lure.

I was lucky to have grown up in Llano County, therefore I can tell you first hand about the many benefits of living in this beautiful place. My husband, Mark, and I own CENTURY 21 Landmasters and we strive to share our love of this area with other people while making their real estate experience a positive one. I obtained my real estate license in 1985 and have extensive knowledge of the area. We live ten miles north of Llano near the Babyhead area. We have three children; Dawna is in college at Colorado State, Nathan attends Texas Tech and Andy is attending Llano High School. We feel that our children have benefited from the quiet, healthy, small town way of living and good schools. When I am not working or spending time with my family, I enjoy walking and riding my bike, cooking, and reading.

Listening to the needs of his clients, building a friendship and staying in close contact with clients throughout the process proves to be his most useful tools for a successful transaction.
Service is not new to Jim. Before joining Century 21 Landmasters this year, Jim spent over thirty years in commercial construction and property development. "Service was the key to my success in the construction industry, meeting the needs of my clients and always striving to exceed their expectations. I learned early that there was no substitute for constant follow-up." Jim believes his knowledge of construction proves to be a useful tool in the real estate business as well. "I recognize all types of construction, building materials and mechanical issues within a home or business. I am able to impart some of my knowledge to my clients. Sometimes, it is just the reassurance they need to make a decision."
Jim knows that buying a new home or starting a new business can carry a certain level of stress, even for a seasoned client. "I try to make the experience as stress-free as possible," says Jim. "I want them to remember this as a positive and painless experience. If I do my job, it can be just that. I remind myself often that the harder I work, the luckier I get. Well, I am lucky. I spend my days doing something I truly enjoy, with a group of people that share my enthusiasm for this business. Every day provides a new opportunity to be of service and use my professional talents to assist my customers. I'd say that's really lucky!" |

We moved to Houston from Minnesota in 1974. I was working for AT&T where I held various positions in Sales, Personnel and Operations. During our time in Houston, we discovered the Highland Lakes area and in 1976 bought property on Lake LBJ. After retiring from AT&T, we moved into our home in Sunrise Beach to enjoy the good life and fishing. It soon became apparent that golfing and fishing were not enough to keep me occupied, so in 1987 I began a new career in real estate. In 1992 I joined the CENTURY 21 Landmasters team and have been here ever since. I have found that living and working the hill country has met all of my expectations. |

Hello, my name is Betsy Cox. I represent the lakefront specialists, Century 21 Landmasters LAKE LBJ. I grew up in the Texas Hill Country and became familiar with the shorelines of Lake LBJ over forty years ago. I have lived in Sunrise Beach on the waterfront for 20 years.
After earning a Bachelor of Science degree in Nursing from the University of Texas Nursing School at Austin, I practiced Emergency and Critical Care Nursing as a Registered Nurse for 30 years in the Austin/San Antonio areas. I belong to the Kappa Alpha Theta fraternity.
In 2003 I obtained my real estate license from Austin Community College. I have earned the Graduate Realtor Institute designation, and am currently enrolled in the e-PRO course. I am a member of the National Association of Realtors, the Texas Association of Realtors, and the Highland Lakes Association of Realtors.
My civic duties include serving on the Sunrise Beach Planning & Zoning Boards, acting Secretary/Treasurer for the Sunrise Beach Point Property Owners’ Association, member of the Citizens for Community Action Association, member of the SRB Volunteer Fire Department Ladies’ Auxiliary, and volunteer for Citizen’s Patrol.
My husband, Ron Cambio, is a carpenter, and we share our home with four furry adoptees. |

A native Texan, C.J. was born and raised in Irving, Texas. She married her husband Ben in 1980. Then moving to Utah where she attended Utah State University. After 2 years from being away from her beloved Texas, they moved to Llano County in 1982. C.J. and Ben have one son, Josh. He attends school in Llano.
C.J. has held a real estate license since 1993. She is very active in her community and school projects. Ben has been building custom homes in Horseshoe Bay and the Highland Lakes area since 1982. We feel like Llano County is our home and the most beautiful place in Texas to live. Whether it’s ranch land, waterfront or residential, I’m here to help you find your perfect place.

Elva began her real estate career as a sales associate in 1977. Since 1980, Elva has had her broker’s license and for fifteen years she owned and operated the San Antonio agency, ERA Smith and Associates, Inc. She was president of the ERA Broker’s Council for three terms and volunteered for Habit for Humanity as well as raised funds for Muscular Dystrophy Association’s annual drives.
A native Texan, Elva was born and raised in Freeport. After attending Wharton Junior College, she married her husband, Max, and moved to North Carolina where Max was stationed in the Army with the 82nd Airborne, Fort Bragg. Max was also in the 101st Ariborne in Viet Nam, than stationed at Scholfield Barracks, Hawaii and finally, Fort Sam Houston in San Antonio.
Elva and Max have two sons, Michael and his wife, Jennifer; and Stephen and his wife, Amanda; as well as two grandchildren who are the apple of her eye.
After regularly visiting Lake LBJ since 1973, Elva and Max made a permanent move in 1997. Elva is a member of the Sunrise Beach Ladies Auxiliary which is the ladies organization to raise funds for Sunrise Beach Volunteer Fire Department.

While in high school, I worked with my father and uncle building homes in Corpus Christi, Texas; then in 1952 I attended Texas A & M University where I studied Petroleum and Geological Engineering for 2 years. Shortly thereafter I entered the real estate business in Corpus Christi. In 1961 I received a BBA degree from Southern Methodist University where I majored in real estate/insurance. The balance of my life has been devoted to the real estate business in various fields such as ranch resort subdivisions, river and lakefront developments, residential properties, farms and ranches and commercial sales. I have owned and managed several real estate offices over the past 40 years. In addition, I have completed all of the educational requirements for the RM designation of the Appraisal Institute. It is my commitment to put the best interest of my clients first and strongly believe that service, not sales, is most important.
My wife, Tommie, and I built our home and moved to Sunrise Beach, Texas, in 2000 after spending most of our lives in Corpus Christi. Since moving to the Hill Country, Tommie and I enjoy boating, sailing, fishing, gardening and watching our grandchildren play sports in Austin. Tommie is very interested in woodcarving and I also do some woodworking. Currently, I am an active member of the Sunrise Beach Volunteer Fire Department, a member of the SRB VFD Board of Directors and serve on the Lower Colorado River Authority Lake LBJ Advisory Board. |

Judy has been in the real estate business for over 13 years. Specializing in Lake LBJ waterfront residential properties, Judy has been a consistent million-dollar producer since joining Landmasters in 1993. Having moved here that same year with husband, Ray, she enjoys working and living in the beautiful Texas Hill Country.
Born and raised in Knoxville, Tennessee, she attended the University of Tennessee. Judy and Ray have 2 children, Terri and her husband, David; and Mike and his wife, Ada; and 5 wonderful grandchildren.
The Tillers lived in North Palm Beach, Florida, from 1963-1981 where Judy was a real estate agent for 3 years. In 1981, they were transferred to San Antonio because of Ray’s work with Pratt and Whitney Aircraft. Judy went to work for the President of the UT Health Science Center for 4 years and then as a Legal Secretary for 4 years. Upon moving to the Hill Country, Judy obtained her Texas real estate license and has been enjoying her career ever since.
