Lake LBj waterfront property, homes, and acreage
Area Information
Situated in the Hill Country of Central Texas, Lake LBJ is the fourth in a series of lakes known as the Highland Lakes. Encompassing the confluence of the Llano and Colorado rivers, Lake LBJ’s shores include tree-covered hills and granite cliffs. It meanders a distance of 22 miles from Inks Dam to Wirtz Dam for a total surface of 6,300 acres of pristine water which is considered to be a controlled-level lake

Lake LBJ is centrally located for convenient access to the “big city.” It is only 60 minutes to Austin, 90 minutes to San Antonio, 2 ½ hours to Houston and 3+ hours to Dallas. Dotted along the shores are lakeside communities such as Sunrise Beach, Kingsland, Granite Shoals, Blue Lake, Deer Haven and Horseshoe Bay where you’ll find hometown ambience and a casual, relaxed lifestyle. In fact, the area is often cited as one of the best places for retirement living.

Recreation
The Lake LBJ area has it all! If you want to do nothing more than sit on your deck and watch the stunning sunsets, this place is for you. However, if you want to be just a bit more active, this place is for you, too! Water sports enthusiasts of all kinds will enjoy the wide-open spaces on the lake on which to play. Fisherman abound with many species of fish ready and waiting to be their next trophy. And if you are a golf aficionado, look no further. From championship level courses to the local nine-hole duffer course, you’ll find your challenge here. You’ll also find tennis and basketball complexes, sports fields, bowling, senior activity centers, city and county parks and recreation areas all within the local area.

Not only do the residents enjoy the amenities of the area, but visitors from all over come here to camp, tour local area vineyards, enjoy scenic drives (especially in Spring during bluebonnet flower time!), partake in the many festivals and events throughout the year and to cruise the Colorado River to spot American Bald Eagles who nest here during the winter months. Amid the local flavor and charm of the area, there are also first class accommodations such as the new Marriott Conference and Convention Center and the Horseshoe Bay Country Club. There are ample restaurants; from the roadside tamale huts to gourmet fine dining.

Quality Health Care
The Seton Health Care System has an excellent facility in Burnet and Llano Memorial provides exceptional patient care as well. In addition, another hospital is in the process of being built in Marble Falls which will complement the already quality health care available here. Established physicians are either relocating to this area or expanding their practices (most notably from Austin and Fredericksburg) to include weekly patient care here. From family practice to specialty clinics, an imaging center and a complete eye and ambulatory surgery facility, the local health system continues to flourish and grow.

Education
Since Lake LBJ includes two counties, your student’s school would depend upon which county you reside. Both quality school districts, Llano Independent School District and Marble Falls Independent School District have excellent programs for all students, including gifted and talented, vocational and technical, honors programs, and much more.
